Is a Metal or Tile Roof More Expensive?

Let’s face it, replacing a roof or installing a new one can be a little stressful and a little nightmarish for some landlords or homeowners. 

When reroofing, there are various factors that a homeowner needs to take into consideration: the cost of the roof, the quality of roofers and which material will be the best.

And, if you know nothing about roofs other than the fact you like the look of your neighbours, then it can be hard to distinguish where to begin.

The average roof replacement cost is £170 for around five broken tiles. This assumes that the replacement tiles are easily found, and there are no access problems.

This does not incorporate labour, scaffolding or roof ladder costs.

Property owners can expect a complete tiled roof replacement to be in the region of £10,000+.

Tiled roofs come in many different forms, such as slate tiles, concrete tiles and clay tiles. With a long lifespan, they are the go-to choice for older properties.

And whilst typical concrete roofing can last around 50 years (when properly looked after and maintained).

However, as many property owners know, tile roofing is highly susceptible to damage, where roofs in wet and windy areas need lots of repairs.

Other than the elements, general wear and tear can cause tiles to break and even come loose, which means they fall off and cause further damage.

Replacing and even repairing a tiled roof can be costly – and as new tiles tend to stand out more, they can make your property look less desirable.

Another important consideration is the length of time a new tiled roof can take. First, it will require all the old tiles to be removed individually and the new ones to be placed separately.

A job that typically takes time and will require good weather can slow things down if you live in wet and cold areas of the UK.

Initially, on its face, metal roofing can look expensive.

A modern solution that can give your property an edge, metal roofs can add value to your home and offer greater returns on your investment.

Good value for money, a metal roof is more cost-efficient in the long-term as it will require less maintenance and can last twice as long as tiled roofs.

Furthermore, the additional insulating properties of lightweight metal is much more energy-efficient, which can help you reduce energy wastage.

With heat being more easily retained in the property, the characteristics of a metal roof also reflect heat, which helps to save money on energy bills.

What’s more is that metal roofs are recyclable, which means they can be reused and recycled after they have been used. This can reduce your production costs as well as reduce the impact on the environment.

While requiring specialist knowledge, the installation process is actually more straightforward and faster than everyday roof applications.

For example, zinc can come in strips instead of individual tiles, which means zinc roofs can sometimes be installed in just a day.
